Our inspection services cover homes and buildings of all types across St. John’s, Mount Pearl, CBS, Paradise, Bay Roberts, Torbay, and the wider Avalon Peninsula. Every one of our inspection services is backed by over 15 years of real construction experience and delivered using Spectora’s industry-leading reporting platform.

For Buyers

One of the most important steps in any home purchase is understanding exactly what you’re buying. Our buyer inspections cover the full scope of a property’s condition so you walk into closing with your eyes open.

Benefits of a Buyer's Inspection

Uncover What's Hidden

Not every problem is visible during a showing. A thorough inspection brings issues to light before they become your problem, whether it's aging systems, moisture intrusion, or structural concerns. As a Professional Technologist in Architecture, Mike can provide structural analysis directly within your inspection report, no additional cost, no second opinion needed.

A Tool for Negotiation

Our detailed reports give you documented leverage. Use the findings to negotiate price adjustments, request repairs, or factor repair costs into your offer.

Code Compliance and Structural Analysis Included

Unlike a standard CPI inspection, MEG's Professional Technologist designation means we can assess code compliance and perform structural analysis as part of every inspection. No referrals, no additional fees, just a more complete picture of the home you're buying.

Know What to Expect

Understanding the lifespan of major components like the roof, the heating system, or the plumbing helps you plan and budget for what's ahead rather than being caught off guard.

For Sellers

A pre-listing inspection is one of the smartest moves a seller can make. Knowing the condition of your home before buyers come through means you’re in control of the conversation, not reacting to it.

Benefits of a Seller's Inspection

Price It Right From the Start

Addressing known issues before listing lets you set a more accurate and defensible asking price. No surprises late in the deal.

Fewer Delays, Smoother Closings

When buyers find something unexpected during their inspection, deals stall. A pre-listing inspection reduces that risk by dealing with issues early and transparently.

Build Buyer Confidence

Sharing a thorough inspection report demonstrates that you've been upfront about the property's condition. That kind of transparency builds trust and keeps deals moving forward.
